James Mays Sr. to his son, Zachariah

This Indenture made the Tenth day of April in the year of our Lord one thousand eight hundred and sixteen Between James Mays Senr of the County of Nelson of the one part and Zachariah Mays of the said County of the other part. Witnesseth that for and in consideration of the natural Love and affection which I the said James Mays Senr. Have for and bear toward my son the said Zachariah Mays and in consideration of the further sum of one Dollar to me in hand paid before the ensealing and delivery of these presents the receipt whereof I do hereby acknowledge, I the said James Mays Senr. have given granted bargained and sold and do by these presents give grant bargain sell and deliver unto the said Zachariah Mays and to his Heirs forever in Fee simple the following Tract or parcell of Land lying and being in the County of Nelson: To Witt Two Hundred acres of Land be the same more or less situate on the North side of Tye River and bounded as follows Beginning at a Hickory in Samuel Burcks Jun. (Name is hard to read) line and running thence with his line S 81 W 69 po. to pointers thence S 27 W 83 po. to a gum on Tye River; thence up the River N 74 W 31 po S 54 W 26 po to a House Beam N 41 W 162 po. to a pine N 45 E 168 po. to a shrub bark S 44 E 201 po. to the beginning. To have and to hold the land aforesaid with all and singular the appurtenances to the only use and behoof of him the said Zachariah Mays and his heirs forever in fee simple and the said James Mays Senr doth for himself his Heirs Executors and administrators covenant and agree to warrant and forever defend the land aforesaid to the said Zachariah Mays and his heirs forever free from the claim Title or demand of all and every Person whomsoever ~ In witness whereof the said James Mays Senr and Isabella Mays his wife who hereby assents to the foregoing conveyance have hereunto set their hands and seals the day and year above written
